The short answer: Epoxy flooring in Mississauga and the GTA runs $5 to $16 per square foot installed, depending on the system. A flake-system two-car garage — the most common residential job — typically lands between $2,800 and $5,000. Solid colour is cheaper, metallic is the premium end.

One thing to understand before comparing quotes: the epoxy itself is rarely what drives the price. Slab condition is. Cracks, old peeling coatings, oil staining and moisture all add preparation work, and prep is what determines whether a floor lasts fifteen years or starts lifting within one. Any quote given without someone seeing the concrete is a guess.

How much does a two-car garage cost?

A standard two-car garage is roughly 400 to 500 square feet. At flake-system rates that works out to $2,800 to $5,000 installed. A single-car garage at around 250 sq ft runs closer to $1,750–$2,500. Solid colour brings those numbers down; metallic pushes them up substantially.

What actually moves the price

  • Slab condition — the biggest factor by far. Cracks, holes, old peeling coatings and oil staining all add grinding and patching time. This swings a quote more than the choice of epoxy does.
  • Moisture in the concrete. Older Mississauga homes — a lot of 1960s to 80s builds — often have slabs with vapour issues. That means testing before coating, and sometimes a vapour barrier, both of which add cost. Skipping this step is a common reason coatings fail later.
  • System and finish. Solid colour is the cheapest; metallic and premium decorative blends cost most in both material and application time.
  • Square footage. Larger jobs bring the per-foot rate down, because setup and mobilisation are spread across more area.
  • Commercial requirements. Chemical resistance, traffic loading and anti-slip ratings vary so much between sites that commercial work is quoted after an on-site assessment rather than off a per-foot rate.

Finishes we install

  • Solid colour epoxy. A clean, single-colour base coat. The most budget-friendly option, and a good fit where you want a hard-wearing, easy-to-clean floor without a decorative pattern.
  • Flake system. Coloured vinyl chips broadcast into a wet base coat, then sealed under a clear topcoat. The most popular residential garage finish — it hides minor imperfections, adds slip resistance, and comes in dozens of colour blends.
  • Metallic epoxy. Pigments that create a marbled, three-dimensional effect. A premium finish for showroom garages, feature basements and retail spaces.
  • Quartz broadcast (decorative aggregate). Coloured quartz granules broadcast into the base coat for a textured, slip-rated surface. Common in commercial kitchens because it is seamless and easy to sanitise. Not related to our quartz countertops — different material, different application.
  • Polyaspartic topcoat. Not a standalone finish, but worth calling out: we top nearly every system with polyaspartic rather than a basic urethane. It holds up to road salt and freeze-thaw far better, which is what a floor in this climate is actually up against.
  • Urethane cement. Used selectively at dishwashing stations, walk-in cooler thresholds and other spots with heavy thermal cycling, where a standard epoxy would eventually crack.

What the job involves

1. Preparation and diamond grinding.
This is the step that determines whether a floor lasts fifteen years or starts peeling within one. We diamond-grind the slab — dust-contained, with vacuum-attached equipment — to strip old coatings, remove the surface laitance layer, and open the concrete's pores so the epoxy bonds into the slab rather than sitting on top of it. Cracks and holes are patched at this stage. On basements or any slab with a moisture history, we run a calcium chloride or RH probe test before going further.

2. Priming.
A low-viscosity primer soaks into the ground concrete and creates the foundation layer. It needs a couple of hours to dry, longer in humid conditions.

3. Base coats.
Usually two coats of pigmented epoxy build the colour and the structural body of the floor. On a flake system the decorative chips are broadcast into the wet base coat at this stage, then scraped smooth once cured.

4. Topcoat.
A clear polyaspartic or urethane seals everything in and sets the final sheen — matte, satin or gloss — along with UV stability and chemical resistance.

5. Cure.
Light foot traffic is usually fine after 24 hours. Vehicles need the full 72 hours — parking too early is the most common cause of tire marks and soft spots on a new floor. A residential garage runs 3 to 5 days start to finish. Larger commercial jobs run 7 to 10 days or more.

Why DIY epoxy kits fail

Big-box epoxy kits almost always skip diamond grinding and moisture testing. Without grinding, the coating sits on the surface instead of bonding into it; without moisture testing, vapour pushing up through the slab lifts it from beneath. That is why so many DIY garage floors peel or bubble within a year or two here. The material in a kit is not usually the problem — the missing preparation is.
